Bain Capital and Omnam Group have announced the sale of The Lake Como EDITION to Sansiri Capital, the hospitality trophy asset fund of Thailand's Sansiri Public Company Limited. The transaction, expected to close within weeks, culminates a joint venture that transformed a historic Lake Como property into a five-star EDITION hotel, operated by Marriott International. Financial terms were not disclosed.
The property, located in Cadenabbia on Lake Como's western shore, opposite Bellagio, was acquired in late 2021. After an extensive redevelopment that began in April 2022, the hotel opened in March 2026 as part of the EDITION Hotels portfolio. The repositioning reduced the room count from nearly 300 to 148 larger rooms and suites, added a new spa and wellness building, and incorporated the property's floating pool and beach club.
The sale reflects growing international investor interest in distinctive, experience-led hospitality assets in Europe. For Sansiri, this acquisition marks its strategic entry into Europe's luxury hospitality sector through the Sansiri Capital fund. Napat Thavisin, President of International Operations at Sansiri and Managing Director of Sansiri Capital, noted that the acquisition advances Sansiri's New S-Curve strategy, strengthens financial resilience, and diversifies risk across its global hospitality portfolio. "We remain focused on ultra-luxury trophy assets in gateway cities and high-demand leisure destinations," Thavisin said.
For Bain Capital and Omnam Group, the transaction demonstrates the value created by combining real estate investment, development expertise, and leading hospitality partners to reposition a complex asset. Ali Haroon, Partner and Head of Europe Real Estate at Bain Capital, emphasized that Lake Como exemplifies their approach: "We focus on sectors supported by long-term structural demand and opportunities where our capital, local relationships and hands-on capabilities can fundamentally transform an asset."
David Zisser, CEO and Founder of Omnam Group, added that the sale marks a significant milestone for Omnam and a testament to their development approach. "Together with Bain Capital and an exceptional group of partners, we have taken that vision from acquisition and development through to the opening of a landmark new hotel."
The Lake Como EDITION's debut was highly anticipated, given the scarcity of five-star supply on the lake and the property's prime position. Bain Capital and Omnam identified an opportunity to create a new luxury offering in a market with strong international demand and significant barriers to new lakeside development. Acquiring the property with vacant possession allowed a comprehensive repositioning rather than an incremental refurbishment.
This sale is also part of Omnam Group's broader European expansion, with projects underway in Florence, Venice, Puglia, and Sicily. For Sansiri, which has over 40 years of experience and prior international ventures like The Manner SoHo in New York and the growth of Standard International before its acquisition by Hyatt, this acquisition further diversifies revenue streams across major global currencies. The hotel will continue to be operated by Marriott International under the EDITION brand.
The transaction underscores the enduring appeal of trophy hospitality assets in prime European destinations, even as the global market navigates economic uncertainties. It also highlights the increasing role of Asian investors in European real estate, particularly in the luxury segment.
